What is commissioning?

Commissioning is the final stage of construction work, the process of preparing an object for use by people for various purposes. It allows for the acquisition of property rights and connection to engineering networks.
An object of architecture or an engineering structure that is prepared for commissioning is one where all work has been completed and the executive documentation is properly prepared. According to Ukrainian legislation, any construction object must have documents confirming its commissioning and compliance with building norms, standards, and regulations.

Why is Commissioning Necessary?

The main reason is, of course, to formalize ownership of the object. Without commissioning the real estate (house, garage, utility building), it is impossible to register it and reside in it or engage in business activities.
The second reason is to conduct legal actions with the property: selling, gifting, inheriting, renting, mortgaging, and so on. As long as your object is not commissioned, it is considered unauthorized construction or incomplete construction, preventing such operations.

Methods of Commissioning
Two Methods of Commissioning
There are two methods: simplified and general. NIKO GROUP provides both types of services. According to the Law of Ukraine on Urban Planning Activity, the procedure for commissioning depends on the complexity category of the object.

Simplified
Used for the construction of simple architectural buildings, objects of categories 1-3 of complexity. For example, private housing, dacha and garden houses, garages, utility buildings, with a total area of up to 300 m². This applies to CC1 consequence classes or construction based on a building passport.

General
Used for commissioning in all other cases: objects of categories 4-5 of complexity, as well as for CC2 and CC3 consequence class objects: multifamily residential buildings, non-residential buildings, business centers, shopping centers, gas stations, and stores.
